All clients that book a consultation with me will receive a welcome pack with all the forms required to run their rental investments successfully. This pack will be explained to you in detail as to how and when you need to use the forms. There are additional forms in this pack which you wouldn’t receive anywhere else to help you be an outstanding landlord. [/spoiler] [spoiler style=”2″ title=”14 day notice – rent arrears”] Landlord Doctor will draw up the forms and hand deliver them the same day to your tenant on your behalf [/spoiler] [spoiler style=”2″ title=”48 hour notice of inspection”]Inspections for new tenants should be every month, when you are comfortable with the tenant you can then push inspections out to every two months – alot of damage can happen within this period of time. Inspections can be stretched out to three months but should be no longer than that.A full maintenance check will be carried out onsite including photos
A 14 day breach notice will be issued to the tenant onsite if there are things that need to be remedied by them

So sign it over to me, I will treat your property like its my very own and touchbase with your tenants to make sure everything is ok, why would any landlord leave their tenant with the responsibility of organising tradesmen to fix problems on their investment properties, leave it to somebody who has the expertise in this area I will be their contact if any urgent maintenance issues arise and you can guarantee that I will have a great team of contractors behind me that can fix any problem when requested to at very competitive rates. these maintenance issues will be an additional cost to the one off fee. You will also be required to name me as an authorised person on your insurance policies incase of any major maintenance issues arising.
