If you check your rent income on a regular basis and you find the tenant has missed the payment, call the tenant without delay and find out why the rent hasn’t been paid. Once you’ve given them time to explain mention that you will be issuing them with a 14 day breach regardless and hand deliver it to them. If the tenant pays the rent the following day then the breach becomes obsolete, if the tenant didn’t pay the rent the 14 day breach starts – remember there is no time to waste.
Make the tenant aware that you will be filing an application in the Tenancy Tribunal for termination of the tenancy. This usually gets them motivated, it makes them aware you are checking every week and that you are a switched on Landlord.
Remember this is a business its not a charity and if the tenants want to live there free of charge, let them find somewhere else to live. If you say you are going to do something then follow it through
